Come in for the weekend and watch the games with your neighbors. Wear the colors of your favorite team (even if they didn't make it to the tournament). A prize will be awarded for the "Best Dressed Fan."
All our TVs will be tuned to the early rounds of the NCAA Tournament. Our fantastic chefs will be replenishing the snack trays throughout the day and our wait staff will make sure your drinks are filled. You can even watch the games in the theater on the BIG screen.

Construction News:
Parkside Pavilion
Work continues to speed along. With the roof now complete and the rock work started, the pavilion is really starting to take shape. The fireplace will be usable from both sides so that two families can utilize the facility at the same time. Work is expected to be complete in the next several weeks and ready for a grand unveiling Owner’s Weekend April 11th & 12th. If you have an opportunity, be sure to check out the progress in person. Turn left on Parkside Dr at the top of Grandview Dr. The pavilion is located at the end of the road.

Greeter’s Cottage
Remodeling of the Greeter’s Cottage is now underway. The building has been cleaned out and Matt Dellinger has temporarily moved his office to the Golf Maintenance Building for the duration of the project. The HVAC has been removed and will be upgraded to a new more efficient unit. Permits are being finalized with the county and we expect the demolition and framing to begin this week. No pictures yet but they will soon be available.

Shannon Murray, a member of the Bear Lake Sales Team, has recently left Bear Lake Reserve to join a leading technology company where she will be able to further her career goals and aspirations. Shannon will be greatly missed!
As Shannon leaves us a familiar face returns. It is at this time that we are excited to announce that we have entered into a cooperative brokerage relationship with Carolina Mountain Sales, headed by Brian Etheridge, a past Bear Lake sales team member. As a current Bear Lake Reserve owner, past Director of Sales and Sales Executive, I want to reach out and update you. As some of you may know, we moved to West Palm Beach, only to realize that Western North Carolina is where we truly belong and where we want to build our traditions.
Over the last few months, my wife, Allyson, and I have been working diligently to start a real estate company, Carolina Mountain Sales, focused primarily on Master Planned Communities in Western North Carolina. In doing so, we have visited over 40 communities to familiarize ourselves with what is available and most importantly, who we would want to represent. I must say that there are some fantastic communities out there, but also many communities that have fallen short of what they have promised. Developers that promised amenities and infrastructure that has not been delivered, therefore leaving families without any opportunity to be able to create those life experiences they dreamed about. Fortunately, that is not the case at Bear Lake Reserve. We have every opportunity to enjoy wonderful amenities that were delivered, not to mention all the natural amenities that have been given to us
In an effort to assist you and Terramesa, I have been able to work out a very exciting scenario. I will be teaming up with the BLR Sales Team working in an outside sales role. My goal will be to get some of the inventory in our community sold! I will continue to have the opportunity to work with buyers and sellers at other communities in WNC as well though.
The success of Bear Lake Reserve is dependent on us as owners and with my knowledge of the area and the community, I would like to have a chance to do a dinner party with you, your friends and neighbors to educate them on some of the wonderful opportunities here in the mountains. Please don’t keep me or Bear Lake Reserve a secret… I hope to hear from you soon! My best to you and your family!

Temporary Memberships
When you plan to have guests staying in your home and you are not going to be here, be sure to give the Greeter’s Cottage a call so they can be expecting your visitors. They will have the proper car passes ready for your guests and information that will make their stay here even more enjoyable. The Temporary Membership Agreement (insert link here to Agreement) must be signed and returned 72-hours before they expect to use it. If you will be sure to get that agreement to your guests in time it will prevent them from being turned away at the Lake Club, Golf Course or other facilities.
Mardi Gras Owners’ Event
Our February Mardi Gras Celebration was a huge success. While decked out in beads and masks, we enjoyed delicious Creole-inspired dishes prepared by our talented chefs. The chance to get to know other Bear Lake families is fun for all. Mark your calendar for March 21st when you will have another opportunity to socialize and meet even more families as the spring draws near. More details will follow.

Dear Bear Lake Reserve Members,
Greetings from the Lake! It is with great excitement that I share with you some of the changes and additions taking place at Bear Lake Reserve this season.
If you have not had a chance to see for yourself, our Jack Nicklaus-designed golf course boasts breathtaking views and a challenging layout for both new and seasoned golfers. Be sure to sign up for the Redbud Open, our season-opening golf tournament, taking place during Owner’s Weekend on April 10th. Construction has begun on Parkside Pavilion, which will be located near the golf course, and will also host the Builder’s Forum on April 11th. This will be a great opportunity for owners to meet with local, regional and national builders face-to-face, as well as experience the Parkside Pavilion for the first time.
Owners and guests alike will be excited to know that a general store will soon be available on property. You will be able to purchase small food items and gifts in the brand-new Greeter’s Cottage convenience store, which will be opening in the beginning of May. We welcome these changes that will make Bear Lake Reserve an even better home away from home.
Exciting news in construction aside, Bear Lake Reserve is proud to offer our members yet another incentive to visit the property, effective March 1, 2009. Many of you may recall the launch of Terramesa Resorts’ Platinum Program last year, allowing all Terramesa property and cottage owners to visit sister properties within Terramesa at a significantly discounted rate. Upon the implementation of the program, many Bear Lake owners began to express an interest in the idea of an owner rental discount like the Platinum Program, but specific to the BLR rental program and Bear Lake owners.
In an effort to say thank you and to get our owners excited about the upcoming year, Bear Lake Reserve is now offering a discounted rate of 30% on select cottages and condos within the rental program. This discount will be presented only to owners renting through the BLR rental program, and will be based on availability.

Dear Members:
Last week, the monthly assessment coupon books were sent to all Bear Lake Reserve owners. Since then, we have received many phone calls regarding the statements and courtesy notices that you received. I would like to take this opportunity to explain the billing process.
All assessments are due on the first (1st) of the month. Your payment must have been received and posted by the bank before 12:01 am on the 16th, allowing a fifteen (15) day grace period, before late fees are applied. The Bear Lake Reserve Collection Policy allows for a $25.00 per month, per property late fee plus an 18% per annum late interest fee on the past due balance. New statements and courtesy letters reflecting any late fees or adjustments are generated on the 16th.
We hope this has cleared up some of the confusion that many of you have called about in the past week.

Winter ’09 has been cold and icy here in the mountains of Western North Carolina! As much as we enjoy the cooler temperatures, we cannot help but turn our thoughts toward the summer season. We have given serious consideration to the comments and concerns that a few members have expressed regarding Temporary Memberships. After consulting with our team, as well as with NC Alcoholic Beverage Control Commission staff, we have decided to make some changes to the Temporary Membership policy, effective February 10, 2009.
The following amendments have been made to the Temporary Membership Policy:
· Temporary Membership Agreements must be processed at least 72 hours prior to intended use. No exceptions will be made.
· Daily Temporary Membership fees will only be paid for days that a guest utilizes the property’s facilities: The Lake Club, BLR Golf Club, Mill Pond, etc.

· Southshore Drive conduit installation (Power / Phone / Cable TV) should be completed this week. Road reconstruction will be the next activity to begin on Southshore Drive. This work is scheduled to begin early to mid-March in preparation for paving.
· Phone cable corrections on Grandview Drive are still in progress. Please be aware that there are excavations in the roadway, so be sure to exercise caution while driving on property.
· Grading operations for the Parkside Pavilion project (end of Parkside Drive near the golf pro-shop) are scheduled to begin this week.
· Engineers, in cooperation with Centex, have submitted water distribution permitting issues to the regulatory agencies. The state is now in the process of reviewing the permit applications.

Important Sales Team News
We are eager to announce a re-structuring within the Sales Department, effective January 14th, 2009. Shannon Murray will be taking over day-to-day Operations, Marketing and the Re-Sale Program, and Geoff Wright handling all sales for Bear Lake Reserve.
Geoff brings with him an extensive background in Real Estate Development Sales, as well as experience in Resort Sales and Marketing. Together, he and Shannon should prove to be a great representation of what Bear Lake Reserve has to offer.

· Installation of conduit on Southshore Drive is scheduled to begin on 1/19/09. Work was delayed due to phone cable problems on Grandview Drive that are being corrected this week.
· Engineers, in cooperation with Centex, have yet to submit water distribution permitting issues to the regulatory agencies. As previously stated, this should occur in the next few weeks.
· We will begin slope stabilization on Lake Forest Drive, near the Grandview Drive intersection, within the next few days. Previous attempts to correct the issues have been insufficient due to the uncharacteristic amount of inclement weather we have experienced.
